The Challenge

The Old Port site, along the Gatineau River, represents a strategic location with high potential for the city. The objective was to enhance and optimize the overall master plan, including the approved Phase I, while defining the architectural parameters and a coherent phasing strategy. It also involved respecting the site’s natural constraints while balancing density, quality of life, accessibility, and harmonious integration into the surrounding urban context.

The Response

The solution is based on the “DNA” concept, an architectural, urban, and landscape approach inspired by the structure of chromosomes, creating a dialogue with the Phase I tower while asserting a horizontal signature integrated into the natural site.

The plan organizes the 1,300 units into five elongated bands, grouped into two pairs perpendicular to Route 105 and adapted to the topography. The alternation of introverted and extroverted forms generates shared courtyards while preserving forested areas and ecological corridors. The 6- and 12-story buildings vary in height to reduce the perceived scale, enhance sunlight exposure, and mitigate wind.

Each band features two wings connected by central points concentrating entrances and circulation cores, allowing phased and functional development. Porte-cocheres and north-south pathways ensure pedestrian permeability and reinforce the resort-like character of the project.
